ISO Small Industrial Space to Rent

I am looking for around 200sq ft of space to rent where I can set up a workshop for daily use. Even a garage would be fantastic. Will be using power tools, but not constant and not too loud. I've looked into shared work spaces/studios and everything available seems to cater to quiet artists. I am in Victoria. If you have anything available or any suggestions, please DM me. I would love to chat! Thanks!
